Do You Split Your Time Between Two Properties? Thoughts from your Insurance Advocate

Many of our clients own multiple properties and divide their time between two homes. It’s important to make sure that you have taken all the necessary precautions to ensure that your property is protected while you are away.

Below are some thoughts we’d like you to consider so that you can prevent potential damage.

  • Tend to your Heating and HVAC system
    Ensuring that heating and HVAC systems are in proper working order is very important. You want to be sure that it can continue to function during the winter months to help prevent a damage due to a fire or freezing.
  • Keep the electricity flowing
    You will also want to be sure that the electrical system continues working. You may want to consider installing a standby generator to protect your home from power outages.
  • Protect Yourself from Water Damage
    If the heating system is to be turned off completely, have the plumbing system drained (or properly winterized) to prevent freezing damage.
    If hot water heating system and/or water pipes will not be drained, keep the thermostat at a consistent temperature (not lower than 60 degrees) throughout the winter months. Strongly consider the installation of a whole house water flow device with automatic shut-off and low temperature sensor.
  • Prioritize Security
    Before you leave, check that all cameras, lights, gates and other security features to make sure they are working properly. If you do not already have a central station fire and burglar alarm installed, this should be considered a high priority. It is also worth considering adding lighting that is automated with timers or motion detectors to make your home look occupied.
  • Prep Your Appliances
    Unplug nonessential appliances such as washers, dryers and dishwashers. You can also turn down the water heater and program your thermostat accordingly.
  • Designate a Point Person
    Making sure you have someone to regularly check on the house (at least once a week) and be on call in case there’s an emergency will give you peace of mind.
